A Transaction Coordinator (also known as “TC”) is a skilled professional who coordinates and oversees all of the paperwork and administrative tasks in a real estate transaction from the contract to the closing. The TC™ provides much needed coordination of events and required documentation during the real estate transaction with the initial contract, scheduling important inspections and events, tracking deadlines, processing important and legally required disclosures and paperwork, and ultimately assisting with closing the transaction.
Working as a TC™ offers flexibility and a whole host of personal and professional benefits. A TC™ can work independently, for a team, for a broker or brokerage, and can be self-employed. There is no licensing requirement to become a TC™, making it a relatively easy profession to join. A TC™ may advance professionally by becoming a licensed real estate agent or manager.
Real estate agents or brokers will often hire a TC™ to help with the transaction process. Because a real estate agent takes on many roles during the sale and purchase of a home, a skillful TC™ will assume the overwhelming number of administrative responsibilities during the transaction, so that the agent can focus on the needs of the client and/or marketing of the subject property.
Sellers who choose to sell their real estate without a real estate agent are mostly unfamiliar with the multitude of documents involved in the home sale process. These sellers will often engage a TC™ to help with the sale for a fee, avoiding the commission fees associated with retaining a licensed real estate agent.
